What to Bring Your Lender

Ever wonder what documents you need to bring to your lender?  Here is a list of important items to bring.  You want your lender to be thorough, it is important that you don't get in to a loan that you won't be able to pay off.  Your lender will want to see actual documents verifying income  and assets,  he/she will likely keep copies for their records and to forward on to the underwriter as the loan progresses.  These documents will be required for each person signing the loan.  It is important to use a reputable lender when buying a home, I recommend using a local lender whenever buying on Maui.  Maui is unique and has some unusual real estate terminology and laws that a Mainland lender may not be aware of.  When in a real estate transaction, nobody wants their lender to tell them that they can't fund the loan just days from the end of escrow.

  • Pay stubs for the last 2 months
  • W-2 forms
  • Bank statements for up to four months
  • Complete personal tax returns for at least two years
  • Proof of other assets including brokerage accounts and titles to vehicles and boats
  • Statements from 401 K or IRA
  • Credit card info, incudiing most recent bills
  • Loan numbers and information for any other loan held by you
